We understand that finding a property to rent quickly and easily is important and we will do everything possible to ensure the letting process is as smooth as possible for you. Select the properties you wish to view by using our search facility, we have a selection of properties throughout Cardiff and surrounding areas and have new properties listed daily, then contact us for an accompanied viewing.
Secure your chosen Property
To secure your ideal property we require a holding deposit.
In the event of you withdrawing from the property, the holding deposit will not be refunded, if the landlord is unable to proceed, the holding deposit will be returned in full.
In the event of a tenancy being declined due to insufficient references, adverse references or credits checks, you may be asked to supply a guarantor and if still unacceptable the holding deposit will be returned less administration charges.
We require references (where applicable) from your:
Employer (accounts for self-employed – please enquire)
Personal / Character
If you can speed up the return of these documents you will be able to move in faster.
Tenancy Agreement and Inventory
The tenancy agreements are usually for six or twelve months, this can be negotiated via ourselves with the individual landlords, you can see a copy of the agreement prior to signing to ensure you are happy and understand the terms and content.
We also provide an inventory with all managed properties, which is essential to safeguard both parties.
It is possible for you to move in within a few days, providing we do not have to wait for cheque’s to clear or references to be returned. We advise that the reference procedure would usually take around 7 days.
Costs at Move in
Thomas Joseph require the following in the form of a banker’s draft, cash or building society cheque
(personal cheque’s must be cleared first) prior to the start of the tenancy.
One month’s rent in advance
A deposit, usually equivalent to 1 month rent plus £100 (less the holding deposit you’ve already paid).
This is refundable at the end of the tenancy providing the terms of the tenancy have been met; the property has not been damaged and has been left in a clean and satisfactory condition.
